KINGS HWY APARTMENTS - DALLAS, TEXAS
The Principals of SMF Advisors identified land in West Dallas that had favorable zoning. With their previous development expertise in large institutional entities, they acquired the land with the intent on replacing the previous single-family residence with an 8-unit apartment community. Even during a COVID-19 environment, the principals were able to get through the City of Dallas permitting department and were able to develop, construct, lease-up, and sell the apartment community in 19 months. The development was welcomed by the neighborhood, and the principals were successful in trading the asset in mid-2021. The summary of the performance is below.
SUNSET AVE DUPLEXES - DALLAS, TEXAS
Similar to the development on Kings Highway, the Principals of SMF Advisors identified land in West Dallas that had favorable zoning in an area that was soon to be transitioning. They acquired the land with the intent on replacing the previous single-family residence with an originally planned 6-unit apartment community, made up of three duplex buildings. However, the market demand for new single family housing in the area made a townhome style product more desirable, and the product was listed for sale at the time final C/O was achieved. The returns were favorable and are listed below.
